Procter Street

Procter Street is a construction and infrastructure consultancy based in Manchester. The business provides work winning, project management, planning, commercial management and resourcing services to contractors and developers across the UK. Since founding in 2021, they have helped clients secure over £2.5 billion in opportunities.

The expertise was there. The track record was strong. The challenge was that the right people didn't know enough about them.

The Challenge

When I was engaged, Procter Street was winning work on reputation and relationships. That's a solid foundation — but it's not a pipeline.

There was no structured marketing function. No consistent communications. No reporting. No clear way to identify which businesses were engaging with the brand and which contacts were worth pursuing.

The business had everything it needed to grow significantly faster. It just wasn't visible enough to the right people.

What we did

We became Procter Street's outsourced marketing department.

We started with proposition — getting clear on what Procter Street stands for, who it's for and why it wins. Then we built the infrastructure to communicate that consistently and measure what was working.

That meant: a new website, a content and communications programme, structured email marketing, targeted prospect outreach, consistent LinkedIn activity, SEO and a monthly reporting framework that tracked engagement at contact level.

Rather than treating each of those as a separate activity, everything was built to work together. Content feeds SEO. SEO drives traffic. Traffic builds the database. The database feeds outreach. Outreach identifies warm prospects. Reporting tells us who to prioritise.

That's a marketing function — not a collection of tasks.

What changed

Procter Street had a strong business before JASi. That didn't change.

What changed was that the right people in the right businesses started to know about them — consistently, not occasionally. The directors now spend less time wondering whether marketing is working and more time acting on the opportunities it surfaces.

Email open rates more than double the construction sector average

Broadcast campaigns consistently achieved open rates of 40–60%. (Construction industry average: 24%.)

Targeted outreach campaigns performed even more strongly:

•    Growth Partners campaign: 61.1% open rate, 45.3% click rate

•    Resourcing campaign: 58.1% open rate, 51.1% click rate

•    Seconded Professional campaign: 56.4% open rate, 44.7% click rate

•    Hunter prospect campaigns: consistently 55–69% open rates

Monthly reporting that drives decisions, not just data

Every month, Procter Street's directors receive a report identifying which contacts have engaged, at which companies, in which roles. That intelligence feeds directly into business development conversations.

Marketing that identifies warm prospects is a sales asset, not just a communications function.
